Buying a house in Rotterdam or surroundings? 8 tips to find your dream home!

When you first start looking for a house, you soon find out that there are a lot of things to look out for. As a buying agent, we are in daily conversation with (first-time) buyers on the market and answer questions. “What to do and what absolutely not to do?” I hereby shed light on what many before you did not handle so well, often with far-reaching consequences.


1. Do you look closely at the environment?
Many first-time buyers look on Funda primarily at the house itself. For example, you are sometimes disappointed when you drive down the street for the viewing. Research beforehand which neighborhood you want to live in and go look at it. The only thing you cannot change about the house is its location.

2. Do you read the sales copy?
Doesn’t matter, but very few people do this. However, there may be important information in that sales text. Leasehold, property maintenance, VVE fees. Read carefully, this will save yourself and the broker time!

3. How much time do you spend on viewing?
Don’t take time off for every viewing. That’s going to break you down and cost you an awful lot of time. Do good research beforehand to see if this really is a potential home for you and if the value is consistent with the asking price. Many real estate agents employ the tactic of setting the asking price low to garner as many viewers as possible. If you know in advance that the asking price is too low you know that that house is probably above your budget. Next!

4. Do you also fall for the furnishings? You are not the only one!
Startups are falling like bunches for the hipster decor. Understandable, I myself get happy with a tightly decorated home. But statistically, these styled homes sell for much more money. I know it’s hard, but look through this!

5. Do you also only look at new offerings?
Rather than just looking at the new offerings, try scrolling Funda from time to time and look for the homes that have been for sale for some time. They are not many but it really still happens regularly that you can negotiate when you buy a house.

6. How do you make an offer?
Buying a house involves an awful lot and, of course, you don’t do it every day. When you find a house totally awesome, of course you want to make a good offer. But it’s not just about pennies (although it often seems that way). Think carefully about your other terms as well. When would you like to get the key? Want to take over stuff? How long do you need the time for your funding? Make a full offer and don’t leave out any details!

7. How long do you wait to make an offer?
If you want to buy a house in Utrecht, you have to be quick. How soon? Very fast. Always try to watch the first viewing day and are you really interested? Please make an offer as soon as possible.

8. Do you know the rules of the game?
When you go for your first viewing, you will find that many questions come to mind during such an appointment. Do they relate to the house, ask them. Do they relate to buying the house and how to handle it, keep them to yourself! The selling broker works for the seller (duh!) and will notice that you are new. Asking the “wrong” questions can seriously weaken your negotiating position.
